The 1% Rule
Gross monthly rent should be at least 1% of the final property purchase price to ensure positive cash flow.
The 50% Rule
Assume 50% of your gross rental income will go toward operating expenses (taxes, insurance, maintenance) excluding the mortgage.
The 70% Flipping Rule
House flippers should pay no more than 70% of the After Repair Value (ARV) minus repair costs to protect margins.
